Our Community is a newly established development with the Developer recently leaving the Board of Directors. Phoenix Management Consultants made the transition easy and effortless so that the Board and its Members did not have disruption in services.

To Whom It May Concern: I am writing to you on behalf of the Board of Directors of the Cinnamon Creek Community in San Dimas. We have had the pleasure in working with Steven Mammen as our Community Consultant for over 4 years.
While with our prior management firm, we met Mr. Mammen when we were dissatisfied with another agent and had the fortune of being assigned Mr. Mammen as our agent. At that time, the Association faced many obstacles in respect to water intrusion problems within our Community. That year, we received over 30+ inches of rain and out of the 118 total units within our Community, 87 of them leaked through the siding/structure. Mr. Mammen was very instrumental in guiding our Association in creating a plan to address the issues at hand to long term solutions. This was done so that the Board of Directors was taking an educated approach to ensure that all aspects were considered to identify the problem and properly address it. There was never a time where the Board Members were not in step with the actions and decisions being taken given our close working relationship with Mr. Mammen. I, as well as the Board Members, are pleased to announce that we are in our final stages of completing this project with installing new siding of a composite (cement) material to all buildings and repainting the Community to bring up property values.
We were also pleased to have followed Mr. Mammen to start his new venture with Phoenix Management Consultants. Mr. Mammen has always welcomed the Board's input on matters and he often asked of feedback to his ideas on improving communications (i.e. web-site) as well as focusing on problems at hand (currently collections of past due assessments). We were happy to see these ideas transcend into his new venture and to the benefit of our Association.

To Whom It May Concern: As Secretary of the Board of Directors of the Lake Arrowhead Chalets Homeowners Association, I am writing to you with regard to the work and services provided by Phoenix Management Consultants.
Speaking on behalf of the Board, we have been quite pleased with the services provided to date. After signing with Phoenix, we have seen a major difference in the leadership and knowledge with regard to Governing Laws and Civil Code displayed by our consultant. Additionally, they help us with our budgeting and provide the Board of Directors with monthly financial statements.
Phoenix understands and support our goals and objectives and work diligently to stay on course as they realize our special needs and requirements given or varied climate. Given that they also have several clients in our area, it was beneficial to our Association to have someone knowledgeable to vendor sources as well as the demographics. This helps us not only with purchases, but optional resources towards completing goals in a timely manner.
Phoenix has additional challenges in our atypical Association in that we have two HOA's (Master and Timeshare - of which also has its own Property Management Company); so not only does Phoenix have Association Members, but Timeshare Owners and their Management Company/Staff to work with and balance the scales. The Master Association is responsible for the exterior of all units collectively, the Clubhouse and Common Grounds (which can become quite complex in dealing with various problems, personalities and opinions while striving to maintain a harmonious balance). However, they have done a remarkable job which is appreciated by all. Phoenix's staff has always been courteous and helpful when members call in to resolve issues. The same with requests, they are attentive and acknowledge receipt, however, they also are honest in stating that they may not have a definite answer for you immediately and do get back to you once the information is obtained.
Additionally, we are pleased to have the opportunity of offering members the capabilities of the dedicated web-site whereby they can obtain/access information as to what is going on in the Community and keep informed. With this access, it gives members at large an additional resource to Phoenix day or night!!!
Throughout this time, Phoenix has managed our Community in an exceedingly professional manner. Phoenix has demonstrated a continued willingness to go "above and beyond" their role as property managers to assist with special unforeseen needs which may have arisen from time to time. We are a gated golf course community consisting of 270 properties in Upland, CA. I wanted to provide some positive comments to the services and interaction with our new management company, Phoenix Management Consultants.
The Board of Directors of our Community (consisting of 9 Directors) appointed myself and the Treasurer to seek out a new firm for management services of our Association and we were given a recommendation from another client to their services.
Upon several meetings, we both felt that Phoenix Management Consultants provided a comprehensive business package that met our needs that were lacking from other management agencies given our specific needs to run our Community.
Since starting with our new management company in June, we have received nothing but positive comments from many members on the responsiveness to concerns. Phoenix Management Consultants has been very responsive to every request that our members and the Board has made since assuming the role of management of our Community. The employees at Phoenix are a "breath of fresh air" compared to our prior management company. Our members like the fact of getting a "live" voice on the line and like the fact of receiving monthly billing statements rather than sending out a year's worth of assessment payments at once. I personally enjoy the fact that I no longer have to worry about the newsletters that I was designated to create/ hand-deliver. When I was handling the task of publishing the newsletters, I was, at best, getting one out every two to three months. Now that we receive monthly newsletters, provided by our new management company, in our billing statement each month it has made my job much easier as well as keep our membership more informed to what current events are happening within our Community. Phoenix's recommendations have now ensured that we are in compliance with the Davis Sterling Act as well as California Civil Code. Our prior management company gave us little help in this area.
I could go on about many improvements Phoenix has brought to our Association, however, I believe that my comments above speak for themselves.

I am writing to you with regard to my experiences and interaction with Phoenix Management Company. I have known Steven Mammen for six (6) years as he was our property manager in his prior employment before venturing off to start his own establishment, Phoenix Management.
When Steven informed us that he decided to leave his prior employment to start his own business, the Board was saddened by this announcement and wished him well. During his tenure, he was very interactive with our Community that encompassed 274 properties. He knew people by name, their concerns and had an overall care of matters. I can tell you this as I met with Steven, as the Board representative, weekly on walk-through inspections and saw that matters were taken care of.
Unfortunately, given the bleak economic times, the Association felt best to not move onto a new venture and allow Steven's dream to unfold. The Board kept in touch over the months and were pleased with his success in nurturing his vision to provide more "hands-on" services to his clients. Now with Phoenix Management, I see what we were missing in those months while we were away! I do want to make a point in talking about the Phoenix staff so that they are recognized. I have been a Board Member for many years and I can honestly say that the staff "goes above and beyond" in making sure matters are taken care of promptly and efficiently Personally, I was tired of getting calls from homeowners on issues that our prior management did not respond to and felt at ease once Phoenix Management took over. Overall, it is the personal touch that they provide and often I have called on a Saturday or after hours and they answer the phone!!! The staff at Phoenix Management sincerely must accept my thanks for their continued efforts.

Fellow Board Members: I write to you with regard to the services provided by Phoenix Management Consultants. I am a Board Member in Rancho Cucamonga consisting of 279 properties that require a lot of attention and assistance from our membership. Our community has faced many challenges and several management companies in the years I have been on the Board. Many Association's look for basic services to be carried out over meetings and (from what I can attest to) not carried out (??). This has caused much frustration amongst the Board as well as the membership as matters dragged on and on. This happened from management company to management company....until we found Phoenix!!!
Surprisingly, over the last several months we have seen a dramatic change in our community. I am pleased to tell you that Phoenix Management has really assisted our community to getting the "ship straight". By saying this, we are gaining compliance on CC&R violations as well as getting communications (such as monthly newsletters) to our membership to inform to what is going on in our community.
The staff is very helpful in efforts to getting matters resolved. Our members have expressed appreciation to getting a staff member on the phone and have resolution to their concern in a timely manner. Further, our manager is very responsive in communications to the Board of Directors on matters on a daily basis.
It is refreshing to see such responsiveness and follow-through from this management company versus what we have experienced in the past. I would recommend to any potential community interested in improving operations and the overall investment of the Association.

I am pleased to write to you with regard to my Community's relationship with Phoenix Management Consultants. Our Community joined Phoenix in December 2008 and our Board has seen positive results and inter-workings with this management company from the beginning of our relationship. I have been on the Board of Directors for only a year, however, have expressed frustrations from our prior management firm (as a Homeowner) of "going through the motions" and not getting things done in a timely manner. That is the reason I joined this Board given such frustration and apathy to ensure my interests are protected.
We have found with Phoenix that there actually is a company that will back up what they say they will do! Since we have signed on, we have received responsive and pro-active messures taken by the management company to correct and resolve issues promptly. Also, their guidence to Civil Code is most helpful and I am more comfortable in decisions I make for this Association.
The biggest "kudos" is to their Collections Department as they have been very pro-active in our concerns of delinquencies over the last year and they have responded by recouping over $26,000 in outstanding assessments with members. Given that we are only 72 units, this had hobbled our Community financially. Their dilligence has assisted our Association tremendously, given our prior management did not attend to these issues. I personally look forward to our meetings to see what we have collected over the month given such harsh economic times!
I would recommend this management company to anyone in need of services and I can honestly say that I am proud of what this firm has accomplished in the time we have had them.

We are a community of 55 units in Lake Arrowhead that Phoenix began managing in October 2008. Before this, we were self managed given embezzlement issues with the prior on-site manager and happy to say corrected before Phoenix took over.
We have experienced positive results with Phoenix to date and have had the relief of having a professional company handle our daily operations with the new on-site manager. Many tasks are handled promptly and members are responded to quickly. We, as a Board, feel that given our prior prediciment that we have gotten this community back on track and in good hands with Phoenix to take care of matters.
We recently completed an extensive dock rehabilitation project and Phoenix was instrumental in making sure that the project was completed timely and before the Memorial Holiday as this is our "official launch" to the summer season. I am happy to announce that we have have nothing but positive results from this management company to all aspects of our needs to keep our community's values at their optimum level. I have been on this Board of Directors for four years and have observed such apathy with the prior management agent/company to get matters resolved. I truly did not think that they did not have our best interests in mind to assist us personally. I was glad to see our Association transition to Phoenix Management to better our conditions. In evaluating Phoenix's services to date, I would like to make the following comments.
I am very pleased with the overall services Phoenix has provided to our Community, Upland Hills Estates HOA. Mr. Mammen is a true professional in how he manages his company to our affairs. He is very much on top of matters promptly and effectively. He is very responsive to our needs in a timely manner.
The Phoenix staff, who I work with closely on matters, are very professional, courteous and always are there to get information when I am in need of it. Phoenix has done an excellent job in getting our delienquencies collected in very good shape (almost non-existant!). I know that the staff has had to put extra efforts into this to accomplish.
I am pleased with the accounting staff as well for their dedication to assure that our financial data is correct and I can access the financial information easily and in a timely manner. The accounting system that Phoenix uses (Jenark) is a well-documented system with enough reports to provide any Association with information that they would need to manage successfully. I am also pleased with the ability to create reports with the help of the Jenark staff from my personal requests.
Finally, I want to express that the offering of a "no-cost" dedicated web-site provided by Phoenix has been very valuable to our Community by providing important documents and information to our members.
Our Board feels that this company works very closely with our Board Members via e-mail, phone contact and dealing with matters on-site to inform each other of concerning important Association matters. I am writing to you to express my appreciation and to give you and your management team a very well earned "thank you" for all of the positive things thus far for our Association by your firm since you accepted the responsibility of managing the Peartree at San Dimas HOA. You and your management team's professional conduct and attention to detail have made dramatic improvements in the management, appearance and general maintenance of our Association. With you and your staff's guidance, the efficency and procedures to various vendors that service our Association has greatly improved (which, by the way, has resulted in a fair amount of savings in monthly expenditures).
As I had informed you, since 2001, this Community has had four (4) other management companies that we contracted with to handle our affairs over the last seven (7) years, however, those other management companies fell short of meeting the needs of our Association. Please note that in my opinion, which is also shared by the fellow Board Members and Membership, we have received nothing but positive comments to services provided by Phoenix since your firm took over. The rapid and logical responses from your office has been well received and is truly appreciated, especially when after-hours/emergency calls arise.
I can atest that I and my fellow Board Members look forward to working with your firm for years to come and thank you for the service you have provided to date.

I wanted to provide my appreciation and thanks to Phoenix Management for their services to our community in Lake Arrowhead.
WIth our new Development and the building coming to a stand-still given the economy, our Developer filed BK and was gone like a ghost! Luckily Phoenix was there to help us work through the differences with what we have been left with. Our community, with 19 of the 41 properties (and only 8 current property owners) completed felt lost and hopeless that our investment was headed for disaster. Phoenix stayed with us and helped guide our members to ensure our interests were kept first at hand.
I am happy to state that we are moving forward with our project and getting matters within our community addressed. The biggest thing I can say about this company is that they care about their clients and have the desire to push forward to make their association's better. I am happy that they are here with us to help guide our association through this and positively recommend them to any prospective developement needing assistance.

Our Homeowners Association has been in the capable hands of Phoenix Managment Consultants for over a year. During this time, Phoenix has helped us by: Re-Evaluating our financial stituation and putting us in direct control of our bank accounts; Offering referrals to cost-effective vendors and monitoring the work they have been approved to perform.; Responding quickly to resolve owner and resident concerns and problems; And assuring we are in compliance with all laws and Civil Code requirements.
Due to a lack of support from our previous management company, we were behind on planning and completing important maintenance projects throughout the Community. WIth Phoenix's strong support, we were able to complete several of these projects over this past year and we have received many resident compliments on the improved look of our Community and the increased responsiveness to their individual concerns. I want to express my appreciation for our Consultant, Christina Mammen. Mrs. Mammen has provided consistent, professional managerial support and can be counted upon to look after our best interests for our Association. Phoenix has saved our Association significant amounts of money by providing a better selection of vendors to participate in our bidding process and by finding an HOA knowledgeable agent to manage our Association's insurance master policy. I wanted to write some encouraging words towards our current management company, Phoenix Management, to their services to our Community in Diamond Bar.
We have been with Phoenix for almost a year and have seen a dramatic difference in respect to services to what was provided by our prior management firm. They have been very pro-active and also have offered focus to other solutions and cost savings that have assisted our community.
We wish to thank our consultant for her tireless efforts to get our community back on track. Christina has been accessible (I could never get our previous agent on the phone!) to get issues resolved promptly (Thank You Christina!!).
We also have received positive comments from members on working with the staff to get their problems resolved timely and this has helped the Association tremendously. I am writing to you with regard to my positive experience with our management company, Phoenix Management.
We have been with Phoenix Mgmt for almost 7 months and must state that they have been of upmost professional and have guided our community in Ontario to better solutions to resolving various matters (be it roof leaks or landscape concerns, etc.). We have not had such (in my experience on the Board) guidance from prior management firms in the past and I am please with their invovlement and performance to date.
Further, I am pleased to announce that we have already collected $33K in back owed assessments within the last several months given such economic difficulty to allow our community to continue operations as well as better ensure consistent monthly payments to the Association's health. We never collected on back owed assessments with prior attorney firms to my knowledge before!!
We are glad to have Phoenix as our Management representation to our community as they have already provided instant results to improvements.

I am writing to my positive experience with Phoenix Management Consultants to date.
We have been with Phoenix for over 2 years and have been extremely happy with their services. I have been a Board Member for over 9 years and cannot tell you of all of the positive aspects that they have provided to our community.
From offering a web-site to the all-inclusive monthly costs, we have not only brought the Association together with items involving the Association, we have also saved thousands in unnecessary administrative costs.
We have also been happy with the agressive results from their collections department in retrieving back-owed assessments. Our prior management and attorney firm were not very helpful in this in prior years. To date, we have collected over $46,000 in dues that we never thought that we would see again!!
Also, their staff has been extremely helpful in matters and always responsive - Thank You!

We joined Phoenix Mgmt. in January 2010 and have seen nothing but positive outcome from their hard-work and dedication to our association. I am also happy to state that they have promptly addressed the delinquency issues within our community with positive results. Prospecitve Board Members:
My name is Karen Fricke and I am the Board President of Montclair Townhomes Homeowners Association. I am writing to you with my positive experience involving Phoenix Management to date. Our association has been with Phoenix since May of 2008 and have seen that this company does work for you!!
In saying this, when we came over to Phoenix, we had dreadful financials and owed vendors for their services (some n a period of 6 months outstanding!!). Phoenix was able to get ahold of this problem and really recoup our oustanding funds (up to $90K when we were at $6K) to address issues within the association.
The Board is happy to announce that over this time, we have replaced the irrigation controller to "smart controllers", replaced damaged fencing to 1/3 of the communtiy and have recently completed repairs/replacement of damaged asphalt (which was a major expense). I finally feel like we are growing like a COMMUNITY again.
Thank you Phoenix for your efforts as I know it goes unnoticed most of the time....Please know this, that you are an asset to the Montclair Townhomes Association.

Dear Board Members:
I am writing to you with regard to our positive contact with our new management company, Phoenix Management. We are a newer Association as the developer recently departed in December of last year. We joined Phoenix in July and have already received positive results.
Given that the Board elected were very "green" in respect to how an Association is run, we were frustrated with our prior management firm to not getting matters taken care of and finally made the decision to switch...I can honestly say THIS WAS THE BEST DECISION WE EVER MADE!!!
Phoenix jumped in and within a month had all matters under control. The Board was kept abreast to issues as they developed (and there were a lot of issues) and felt more at ease with them at the healm to control the circumstances.
We had members who had not been responded to for months, vendors who did not receive the Board's direction to complete projects and we were suspended with the Secretary of State "non-profit" status that Phoenix fixed as the Board was trying to get prior management to correct for several months.
Needless to say, we whole-heartedly recommend Phoenix Management to any potential client to oversee their affairs as they offer prompt and effective solutions to matters so that they are resolved. Further, I appreciate the direct contact I have with them versus dealing with "voicemail" from our prior manager. Please feel free to contact me directly if you have any questions.

When looking for a management company what are your association’s priorities? I’m guessing you want to deal with people who are professional, knowledgeable, experienced, customer service oriented, responsive in a timely manner, reliable and trustworthy. Phoenix Management Consultants(PMC) delivers on all of those qualities, and for those reasons I would recommend them to other associations looking for a quality management company.
I’ve worked with Steve Mammen, the owner of PMC, for the last few years and am very pleased with the management he and his staff have provided our homeowner’s association. His experience and knowledge of the unique laws that apply to our condominium community have been of utmost importance as we navigate our way as a volunteer board of directors.
He has stepped in more than once to diffuse difficult situations that can occur between homeowners and has dealt with complaints and frustrations in a calm, efficient, effective manner. We value his opinions when tackling tough issues and appreciate his guidance.
As a board member I feel confident in our decisions because we have Steve and his company behind us as we govern our association on behalf of all the homeowners in our community.

November 12, 2012 I have been asked to write of my experiences with our PM Company given our interaction with them since April of 2010. We have had a positive experience given such interaction from the start of our relationship with this firm. I have been a manager of a high-profile advertising firm for over 30 years and have ‘high expectations’ for my overall investment to my property. Each time I have requested matters to be resolved, it was met with swift and thorough completion to matters. I can say I am impressed with their dedication to such efforts – and that is a lot to say coming from ME!!! We are a smaller community in Alta Loma and I like the fact that Phoenix has been able to provide a custom-made palette to our needs given we are a typical to most Association’s out there. We have also seen cost savings in the efforts of collection and expenses over the last few years that have bettered our reserve balance overall. I would recommend Phoenix Management to HOA's looking for a competent, fast responding, and attentive to detail management company. I have been very happy with their response to emergencies, requests and homeowner requests. We made the change to Phoenix (insert numbers of years here,cause I can't remember) years ago and they have turned our association around!

It has been Westbluff Homeowner’s Association pleasure to have worked with Phoenix Management for the last six months (September 2012). We the Board conducted a competitive bid process last summer, the bidder’s were asked to provide detailed proposals with the following information: I. Monthly base rate II. Additional rates for administration, mailings, special projects, detail any and all tasks and associated costs that we might incur III. Standard Services provided for monthly base rate IV. References After multiple interviews we selected Phoenix Management, the best business move we’ve made. Under Steve’s guidance our monthly costs have been reduced and services enhanced. He’s brought our approved vendor’s list down to a select few ensuring spot contacts and high quality work. He’s put in place statement-of-work for each vendor that includes overseeing of all other vendor’s work. They monitor each other’s work making our site reviews and audits simple. Before Steve the Westbluff Board meetings atmosphere had been very tense, since Steve has taken over all that has been resolved and dissolved.
